Business Centre Properties PLC (“BCP”) operates in the business centre market providing convenient, flexible tenure to occupiers. The business objective of BCP is to invest in office properties in the UK which are suitable for use as business centres (serviced offices). Each property will be leased, under a turnover based lease, to an experienced operator with a successful track record in this sector of the commercial property market. Each operator will be appointed by the Fund, having consulted the Industry Adviser which has an extensive and detailed knowledge of the market.
The level of rent receivable by the Fund will be directly related to the turnover achieved by the Approved Operator of the relevant property. This will come from two sources: first, from licence fees paid for the use of the space and, in addition, further income can be generated via supplementary ‘bolt-on’ services such as meeting rooms, equipment for presentations and telephone answering services etc.
BCP is targeting to provide a return to Investors made up of income and of capital growth in the value of the shares. The target level of income to be generated by the Fund has been set within a range of 6% - 8%* per annum; the target level of capital growth is set at 4%* per annum, giving a total target return in a range of 10%-12%* per annum. Investors should appreciate that, whilst income may be generated on a regular basis, capital growth will usually only arise following specific changes to the underlying property; any capital growth target should , therefore, be viewed as being achievable over a medium term period of, say, five years and should not be expected to accrue on a day-to-day basis.
