Active Commercial Estates PLC (“ACE”) invests in commercial properties typically costing in the range of £2 million - £15 million. Properties are usually located in England, within or close to major conurbanations such as London, Manchester, Birmingham or Bristol, or in strong provincial locations.
The Fund concentrates on office, industrial and retail investment opportunities and, in many cases, it is expected that any property acquired should be able to benefit from more active management than may have previously have been applied. Active management may involve matters such as improving facilities, refurbishment, negotiating tenant surrenders, re-letting or change of use. The typical period of investment for each property is expected to be 3-5 years after which it is anticipated that the benefits of the active management policy may be realised through a disposal.
ACE has set a target level of income at 5%* per annum and the target level of growth is set at 4%* per annum, giving a total target return of 9%* per annum. Investors should be appreciate that, whilst income may be generated on a regular basis, capital growth is intended to arise following specific changes to an underlying property: any capital growth target should , therefore, be viewed as being achievable over a medium term period of, say, five years and should not be expected to accrue on a day-to-day basis.
