The Took’s Court Fund raised £4 million of equity to acquire a 31,500 sq ft office building in mid-construction located close to Chancery Lane underground station, London. The building was pre-let to the Local Government on a 20 year lease, which contained a fixed annual rental uplift clause predetermined at 2.5% per annum. The initial rental yield was 6.14%. The property attracted a number of unsolicited offers and terms were agreed in August 2004 to sell the building for £25.2 million. Investors received £42,614 for each £25,000 equity participation, achieving a highly satisfactory return of 20.5% per annum*.
