1 New fetter Lane was acquired during construction using £11.3 million of equity together with £37.15 million of fixed rate debt.
The Property is a high quality building providing approximately 89,000 sq ft of office accomodation, along with 3,600 sq ft restaurant and a 10,000 sq ft leisure and fitness club. The offices are let to Sullivan & Cromwell LLP, the renowned US law firm and the restaurant and leisure club to Pizza Express and Fitness First respectively.
The decision was taken to market the property following receipt of a Rights of Light compensation of £650,000 in April 2006. Following best bids, the UBS Triton Fund LP emerged as the highest bidder. The property was sold on 26 July 2006 producing an IRR of £20.6%* to investors. Total distributions of £66,270 per £25,000 equity participation have been made to investors.
The Fund is now dissolved.
